Menlo Pinnacles

Delta Realty required the services of a multidisciplinary consulting engineering firm for a property development project in the popular Menlo Park area in Pretoria, Menlo Pinnacles.

The project required the acquisition of the relevant land use rights on the property in order to enable the owner to develop 10 sectional title residential units in a three-storey apartment building. Thereafter, the full design and construction supervision of the site and building were required to be in line with the new building regulations in order to mitigate the negative effects on the environment. Focus areas included:

  • Energy efficiency
  • Water conservation
  • Carbon footprint minimisation.

Further requirements with regard to design, location, need and desirability included the following:

  • Mix residential typologies in the building
  • Privacy of all adjacent southern owners
  • Solar impact on all southern adjacent owners
  • Access to the future Tshwane Bus Rapid Transit (BRT) stations
  • Incorporation of the Regional Spatial Development Framework (RSDF) Region 3 Guidelines
  • Incorporation of the City of Tshwane Compaction and Densification Strategy
  • Incorporation of the Spatial Land Use Management Act (SPLUMA).

The result was a sustainable, aesthetic, functional and mix typology residential building that accommodates a variety of income groups in an area that was identified for densification and nodal development focus.
