FADEFEM Commercial Development

BACKGROUND

The Fondation D’Appui Pour Le Developpement et L’Epanouissement de la Femme Active Dans le Monde (FADEFEM), which loosely translates to ‘Foundation for Support of Development and Improvement of the Active Woman in the World’, is a public utility organisation. The organisation was founded in 2001 by Mrs Nkubiri, a reputable entrepreneur and business woman with a social conscience. Mrs Nkubiri also assists women in securing microfinancing for activities that will enable them to earn a livelihood.

SERVICES RENDERED

FADEFEM owns a number of properties in Lubumbashi, the second largest city in the Democratic Republic of the Congo. FADEFEM wished to develop five of these properties, making them available to the public for purchasing and renting.

In addition, the following concepts were envisioned:

  • properties for commercial, residential and mixed-use type activities
  • a shopping centre
  • a conference facility
  • a hotel
  • a commercial offices component
  • a resource centre for FADEFEM to continue its initiatives of supporting women
  • a lodge
  • a light industrial retail facility
  • residential units for different markets
  • a recreational and events venue.

In order to determine the viability of the proposed project, FADEFEM required the services of a professional engineering consultancy to conduct a pre-feasibility study. The objectives of the pre-feasibility study were to:

  • Indicate the potential use of the land, given its location and other land attributes
  • Provide typical development typologies for the land with the objective of informing the ‘development bulk’ that could be materialised on the particular parcel
  • Provide a high-level costing and revenue for the respective potential developments
  • Provide a high-level overview in respect of constructability and potential risks
  • Provide an opinion on the market demand for the respective development proposals.
